Restic Properties introduced a program through the seminar that, in one stroke, solved the leasing quandary for select tenants, and loses the headaches for investors seeking above-average returns, in single-family residential real estate. The program at the shared equity seminar was called "
Our Home Path".
I} learned that long term property values rise quicker than wages according MSN.com. That savings rates are at new lows, divorce rates continue to rise. Self employed people can't provide acceptable revenue substantiation, and over 40% of the population has credit worries at any given time. The absence of loan qualification means many many first time and previous homeowners have no hope of achieving home ownership again.
Recognizing residential real estate has a remarkable long-term record compared to all the other investments. However, many investors have stayed away from investing in single-family homes because tenancy issues, management problems, inconvenience, time, and negative cash flow. With the returns and elimination of the management headaches and negative cash flow, they'd seek the
RESTIC solution.
The seminar showed us the way in which the buyer known as an Occupant Investor in the Restic Program could buy a place in a specific area and price range. Spotting I could afford monthly payments, but can't afford a twenty percent deposit. I went through the steps to qualify as a Restic Occupant Investor. They then matched me with a Restic Capital Investor that had additional cash to invest. The capital liked real estate, however they don't want to be a landlord, or make monthly payments.
THE CONCEPT
"Capital Investors" qualifies to participate in the Restic exclusive program to purchase upscale, quality properties in better districts from trouble sellers. The Capital Investor is looking for long term property appreciation through leverage and the effects of compounding and possible tax benefits (like 1031) without any of the tenancy headaches - negative money, upkeep, vacancies, and so on. Leverage in the property could cause eye-popping returns that are three or 4 times higher than inflation. Tax benefits are generous. The tortoise philosophy (vs. The hare that typifies property flipping ) can reward the partakers and their heirs handsomely.
Occupant Investor (Buyer)"- Qualifies as Occupant Investor through the Our Home Path Program. The Occupant Investor lives in the property as an owner and, by contract, gains tax advantages. He pays all taxes, HOA fees, mortgages, maintenance, benefits. He gains the opportunity to live in mortgages, upkeep, and so on. He gains the benefits of home ownership.

I purchased a property through the Restic properties portfolio and purchased a property for 40% less in a then what the property sold for two years ago in a great location. Ted says "I can't build them for the prices they're selling a property for and neither can anyone else. And, SANDAG says we'll have another million people in San Diego by 2020.
